An important company owns a vast industrial complex - covered 33,000 square meters on an area of approximately 30 hectares - in the south of Parma. It is an important production site, now decommissioned, intended for the processing and packaging of food products. The area is half industrial and half agricultural. The Company wishes to dispose of all the areas.
The assignment had several critical aspects. In fact, in addition to the market situation, which sees an excess of supply of industrial properties and a very low demand for very large properties, it is necessary to consider that the area south of Parma is characterized by a pleasant pre-hilly landscape, surrounded by greenery, that does not go well with large industrial settlements. Furthermore, in recent years the Public Administration has chosen to concentrate new industrial activities in the area north of the city, at the motorway junctions.
Immobiliare d'Impresa has therefore developed, together with an important architectural firm, and following the example of similar interventions carried out in Northern Europe, a real estate conversion project.
The concept outlined does not include large industrial settlements but single and multi-family residences with a lot of private green, small businesses and craft activities, sports facilities, all in a huge green area, completely re-naturalized.
The new complex will be respectful of territorial values, will not increase land consumption (on the contrary, it will reduce the footprint of the building), will be very efficient in terms of energy and water consumption, provide for an integrated waste disposal cycle and will be characterized by reduced car traffic.
