A real estate company, owner of a land of 49,000 square meters and with a total ULS of about 12,000 square meters, has entrusted Immobiliare d'Impresa with the task of assisting it in the realization of an Urban Implementation Project that provides for a new management, hospitality and commercial settlement and the subsequent marketing of the properties that will be built.

The Company has decided to entrust Immobiliare d'Impresa with the task of assisting it in the implementation of the project and the mandate to market the real estate units created.

The professional assistance project is divided into three phases, entrusted to Immobiliare d’Impresa srl ​​on the occasion of real estate development projects.

The first phase, already completed, included:

  • Analysis of the territorial and urban context, of the viability, of the catchment area of ​​the various conceivable functions.
  • Identification of the Concept: Immobiliare d'Impresa was asked to identify the creative theme, designed to define the identity, the structure and all the elements of uniqueness of the project as a whole. The Concept also provides design guidelines, while at the same time constituting the most important element of the marketing mix of the commercial proposal.

The second phase will concern the implementation of the Project and will be structured as follows:

  • Development of a Business Plan that will allow you to plan the intervention in the best possible way from a financial point of view and with an optimal timing.
  • Immobiliare d'Impresa will collaborate with the designers to define the layout, the routes, the size of the anchors (i.e. the most attractive buildings of the complex), will analyze the problems that can slow down the progress of the project, the impact of competing offers, it will take action to facilitate the authorization processes and will collaborate with the property's technicians to assess the technical-economic feasibility.

The third marketing phase involves:

  • The selection of business partners who can best contribute to the commercial success of the project and the identification of potentially interested customers.
  • Conducting and finalizing the sale or lease negotiations.
